Our Point of View
Positioned from day one. Leased through stabilization.
Clarity Comes Before Lease-Up
Anyone can run a campaign. Getting a building fully leased, at the right rent and on schedule, is harder. At MLZ, we measure ourselves by the numbers that matter to your proforma: absorption pace, rent achieved, and time to stabilization. You won’t get vanity metrics from us. You’ll get a clear view of cost per lease, tour-to-lease conversion and weekly progress against your target.
We plan backwards from the stabilization date. Then we stay close to the asset from pre-leasing through to a full building, adjusting pricing, outreach, and strategy every week as the market moves. The same team that shapes the story also trains the people telling it on site, so the promise that brings someone to the door is the one they find when they walk in.
Marketing gets people to look. We get them to stay.
Strategy
A strategic team shaping places with intent
MLZ runs on a small, senior bench. Strategists, operators, and creators who treat each engagement like the proforma is their own. We’re not a roster of generalists with a logo; we’re a focused team of specialists, each accountable to the same number, each invested in whether the building actually fills.
Where data meets design, communities come to life.
the process
How do we work?
Rule 1
Make Real Connections
Lease-up success doesn’t begin with promotion or campaigns. It begins with understanding how people experience a place and what makes them choose to belong to it. We build strategies around human behavior and real connection, because buildings don’t lease themselves, people do.
When relationships are considered from the outset, places fill with intention. The result isn’t just occupancy, but environments people are proud to return to and identify with over time.
Rule 2
Confidence Is Everything
Confidence isn’t volume, it’s clarity.
We lead with conviction rooted in understanding: of the project, the market, and the decisions at hand. Our role is to bring focus and direction when uncertainty exists, helping partners move forward with confidence, not hesitation.
This isn’t about boldness for its own sake. It’s about making clear, informed decisions and standing behind them.
Rule 3
Work Smarter With Integrity
Good work is thoughtful, not rushed.
We approach every decision with intention, questioning assumptions, understanding trade-offs, and choosing the path that best serves the project. Efficiency matters, but never at the expense of clarity or integrity.
By staying grounded in purpose and reasoning through the “why,” we help partners make smarter decisions and avoid unnecessary complexity.
Rule 4
We keep it simple
Lease-up success doesn’t begin with promotion or campaigns. It begins with understanding how people experience a place and what makes them choose to belong to it. We build strategies around human behavior and real connection, because buildings don’t lease themselves, people do.
When relationships are considered from the outset, places fill with intention. The result isn’t just occupancy, but environments people are proud to return to and identify with over time.
your vision. Our mission!
Helping Define Places
For over a decade, we’ve partnered with developers and operators to clarify the purpose, experience, and market position of real estate projects across Calgary, Edmonton, and Vancouver. Our work compresses lease-up timelines and protects rate by aligning vision, capital strategy, and consumer behaviour intelligence into one operating program not a stack of disconnected vendors.
When the thesis is clear, the lease-up curve bends in your favour.

OUR FEATURED CLIENTS
Trusted by the developers building Western Canada.
For more than a decade, MLZ has worked alongside developers, owners and property managers across Western Canada. Our projects range from purpose-built rentals and mixed-use towers to some of the most complex office-to-residential conversions in the country. On every one, our role is the same: bring together the people and functions a successful lease-up depends on, and keep them working as one team.
Development, ownership, property management, marketing and leasing often run on separate tracks, with different priorities and timelines. We connect them. We work collaboratively with every partner at the table and align the vision, the budget, the brand, and the on-site team around one shared plan. That way decisions move faster, nothing falls through the gaps, and every touchpoint tells the same story.
